Reserve the pilings/substructure and the decking/hardware on separate cycles — decking and fasteners wear out well before well-driven pilings do. Budget marine-contractor mobilization and permitting, which can be a large fraction of the job and are routinely underestimated. In saltwater and ice regions, favor composite and aluminum in the replacement estimate even at higher up-front cost, since wood life is much shorter there.
Inspect pilings, connections, and decking annually for rot, corrosion, and loose fasteners, and pull or protect floating docks ahead of ice. Replacing worn decking boards and hardware promptly keeps water out of the structure and is what stretches the substructure toward the top of its range.
Saltwater and ice dramatically shorten wood and steel life; composite decking and aluminum framing cost more up front but last far longer in harsh water. Permitting and marine-contractor access often rival material cost.
