An asphalt overlay — 1.5 to 2 inches of new hot-mix asphalt over the existing surface, usually after milling — lasts 15-25 years with a maintenance program and costs about $1.50-$4.00 per square foot in 2026. Without sealcoating and crack filling, an overlay can deteriorate in as little as 8-15 years. Full-depth removal and replacement, by comparison, costs $4-$8 per square foot.

Take the quantity from the site plan or a measured wheel survey of all paved area, in square feet. An overlay only works over a sound base — alligatored or rutted sections need full-depth dig-out repairs first, so carry a 10-20% repair allowance in the overlay line. The classic board mistake is skipping the sealcoat cycle to save money, which roughly halves overlay life and pulls the next six-figure paving project years forward.
Sealcoat every 3-5 years and fill cracks annually before water reaches the base. Fix drainage problems — standing water is the primary killer of asphalt. Patch isolated failures promptly with full-depth dig-outs rather than surface skins.
Asphalt pricing tracks oil markets and paving-season length — northern freeze-thaw states pay more and see shorter pavement life, and small HOA lots pay a mobilization premium over the per-square-foot rates quoted for large commercial jobs.

Set-aside = replacement cost ÷ useful life (15–25 years). A new installation funds toward the long end; an aging one needs catch-up funding — run the full calculator for that.
