SmartProperty sells a "Living Reserve Study" — a study that never goes out of date because the software keeps it current and the company's professionals refresh it. The platform pairs a component inventory (photos, geo-tracked map locations, GL-code links) with 30-year capital projections, what-if modeling of up to five funding options, and integrated project management with Kanban and Gantt views. In June 2026 the company launched Atlas, an AI engine it says draws on 20 years of reserve study data and regional cost benchmarks.
Pricing: As published on their site, subscriptions start at $150/month with pause-or-cancel-anytime terms. The Maintenance Module and Accounting Integration are $50/month add-ons each. On the services side, a Financial Update reserve study (no onsite inspection) starts at $800/year, and onsite inspection studies are custom-quoted.
Limitations: "Starts at $150/month" is the only subscription number published — tier structure and per-unit scaling are not. Maintenance tracking and accounting integration cost extra. Best for: Large communities, high-rises, and management companies that want one vendor handling both the software and the professional updates. It is the strongest done-for-you option here, and the $800/year financial update is a sensible middle path between full studies.
3. uPlanIt — Best for Association Reserves Clients
uPlanIt is a tightly focused scenario tool from Association Reserves, one of the national reserve study firms. It loads your association's actual reserve study data and lets the board test what-if scenarios — adjust the funding plan, change replacement costs, postpone projects — with results in charts and tables, responsive enough to use live in a budget meeting. A centralized database maintains what the vendor calls "year-to-year (and Board-to-Board) continuity" as volunteers rotate off.

Limitations: It is tied to Association Reserves' data and ecosystem — you cannot bring a study from another provider. Access is seasonal rather than year-round, and the vendor itself states uPlanIt "is not intended to replace a Reserve Study."
Best for: Boards that already commission studies from Association Reserves — if that is you, it is free, so use it. For everyone else, $399 for a single budget season is harder to justify against year-round tools.
4. Effortless HOA Reserve Planner — Best for Boards Between Studies

5. PRA System — Legacy Desktop Tool for Study Firms
PRA System traces its lineage to 1989 — the vendor states the original version was the first reserve study software available. It is a Windows desktop application with an internet-connected central database, sold as a Core edition for single properties and a Master edition for multi-property firms. It has genuine differentiators: the vendor claims it is the only reserve software basing all reports on monthly rather than annual calculations, and the only one with a cash management module for tracking individual financial instruments. Its calculations are CPA-evaluated and its reports meet AICPA CIRA reporting requirements.
Pricing: Fully published, which deserves credit. As published on their site: individual properties pay an initial license of $500 (up to 500 units) ranging to $2,000 (up to 10,000 units), plus a $150–$450 annual subscription including support and training. Reserve study and management firms pay a $700 initial license covering the first two properties, then $150/property (3–100 units) or $125/property (100–500 units), plus a $100 fee each time a study update is done. A free trial is offered "for a limited time," duration unstated.
Limitations: The vendor's own site lists compatibility with Windows XP, Vista, and Windows 7 — a legacy stack in 2026. It requires an internet connection despite being desktop software, per-property and per-update fees accumulate, and the aging web presence does not inspire confidence in long-term maintenance.
Best for: Established study firms already invested in its workflow, or firms that specifically need the monthly calculation basis or cash management module. New buyers will find the cloud platforms easier to justify.
6. Facilities 7 — Web Analyst Tool, Unpublished Pricing
Facilities 7 (F7) is web-based reserve study software from Facilities Advisors, a reserve study consulting firm that reports more than a thousand associations using the product. It handles multi-level component structures (calculations attach at major or minor component level), funding through regular assessments, special assessments, and loans, unlimited components, multiple what-if scenarios, and report export to Excel, Word, and PDF. Facilities Advisors markets it as certified to International Capital Budgeting Institute (ICBI) standards.
Pricing: Not published anywhere on the site. The vendor says only that there is "no large up front software cost" and a "reduced annual license fee" covering license and support. Get the quote in writing.
Limitations: Beyond the opaque pricing, only one of seven planned modules exists today — the Reserve module. Capital improvements, operations, asset management, insurance tracking, depreciation, and project management are stated goals with no published timeline. Like WinReserve, it is tied to a consulting firm rather than a standalone software company.
Best for: Associations and analysts already working with Facilities Advisors, and multi-entity portfolios using its management-company, region, and association hierarchy. Condominium and timeshare associations are its stated home turf.
7. Thorpia — Small-HOA Workspace with Reserve Tools (Beta)
Thorpia is an HOA management workspace for small self-managed associations — typically up to 20 units — with reserve planning built in. Its free reserve fund calculator (no signup) takes your operating budget, current balance, unit count, and optional major components, then outputs a recommended contribution, percent funded, and a 30-year projection with CSV export. The broader product adds dues tracking, documents, violations, architectural requests, and owner communication.
Pricing: As published on their site, free up to 10 units, then $1 per unit per month, with no credit card required to start. The product is currently in private beta behind a waitlist.
Limitations: You cannot buy it today — access is waitlist-only. It is scoped to very small associations, and the vendor's own disclaimer is admirably blunt: "Planning tool only. Not a formal reserve study or legal advice."

A Warning About Reserve Study Wizard
Several AI-generated "top 10" listicles still recommend a product called Reserve Study Wizard. As of July 2026, its domain does not resolve at all, and the vendor site those listicles point to is a parked domain listed for sale. There is no primary source for any claim about the product. Whatever it once was, it does not belong on a 2026 shortlist — and any guide still recommending it is a signal that nobody checked.
Which Should You Pick?
If you are a credentialed reserve analyst or study firm: WinReserve Professional ($79/month billed annually) is the default modern choice — cloud-based, multi-user, full report suite.
